Location The property is situated in the western Berlin district Spandau, sub-area Staaken. The neighborhood is characterized mainly by single family homes and apartment buildings, but also an allot settlement. There is a large recreational area around Hahneberg in the southern section of Staaken. The subdivision has about 45,900 inhabitants, the whole district is home of about 241,900 residents.

Billstedter Pfad turns from Winterhuder Weg, a cross road of Spandauer Str. A primary school and 3 kindergartens are around. Some shopping facilities are to find on nearby intersection Brunsbütteler Damm and Magistratsweg.

Busses are available, lines M32, 131 and 237, just at a short walk. The regional train station Staaken (RE4, RB13) connects to several subway and city train stations of Berlin. Depending on the chosen travel route it takes about 30 to 45 minutes to be e. g. at Zoo station in central Berlin.

The western city is about 10 km distant, western A 10 state highway about 14 km.
Description The housing settlement was built on from 1974 and comprises of 56 terrace house / townhouses and a parking garage/deck with a small parking lot for guests and a few additional outdoor car spaces on the street. The settlement otherwise is a car-free zone. The walking distance from turning loop to the house is just about 100 m.

The solid brick building with concrete ceilings from about 1975 is built on a 298 sqm plot of land. It's leasehold, so the owner of the house has to pay a rent to the owner of the land (you can't buy).

The ground floor of the house comes with a large living room with dining area and access on the west terrace, kitchen with service hatch, hallway, guest toilet and vestibule.

The upper floor has two bedrooms both with access on the west loggia, additional small room, windowed shower bath and landing.

The top floor is just one room in the converted loft space.

The basement has a large hobby room, laundry room, heating room with storage area and the oil tanks.

Features of the property are e. g. a central oil heating from about 2004 (Viessmann), 3 x 2,000 liters oil tanks, hot-water by electric heaters (3), parquet, carpet and tile floors, windowed shower bath renewed about 2014, double-glazed wooden windows with shutters on ground level and a wood-design fitted kitchen with stainless steel appliances from about 2014. Remarks The building is in age-appropriate, but sound condition. Depending on the preferences a possible renovation is pretty much manageable.

As previously mentioned it's leasehold property or ground lease (you buy the house, but not the ground). The current monthly ground lease to pay by the house owner is EUR 305.47 or annual EUR 3,665.64. The existing leasehold agreement runs through October 2073, but can be extended for additional 50 years 3 years before initial expiration (so in 2070).

The purchaser can use an allocated car space on the parking deck. Its land area is divided according to German home ownership act (1/56 shares). For upkeep and maintenance of the common areas as well as for street and snow cleaning there is an additional charge to pay to the home owner's community of EUR 75 per quarter (so EUR 25 per month).

The purchase price includes some equipment like e. g. closets in bedroom, bathroom furniture, washing machine, freezer, garden tools incl. lawnmower and others.
